The Exotique residence in Monaco is a one-of-a-kind real estate development. For its architecture, design, layout, and services: discover this extraordinary architectural project inaugurated in June 2022.
In the southwest of the Principality and just a stone's throw from the border with France, the Jardin Exotique district brings together the former sectors of La Colle and Les Révoires. Perched at more than 100 meters high, it is the highest point of the Monegasque territory.
The Jardin Exotique, from which the district takes its name, was built between 1913 and 1933 on the cliffside and is an Eden of greenery. From the path that winds along the cliff, you can admire a rich collection of plants including agaves, prickly pears, Mexican succulents and cacti. All this with a breathtaking view of the Principality and the Mediterranean below.
This area is also an essential passageway from which you can access the Principality from the A8 motorway. Every day, it is used by thousands of vehicles from France and Italy. The development of the area, therefore, involves reconciling the flow of visitors with the sophisticated tranquility of a luxury residence.
This is why architects Fabrice Notari and Rudy Ricciotti designed the "Propylée", a futuristic 8.3-meter high footbridge, to cover part of the Boulevard du Jardin Exotique and create an overhang towards the sea. Residents will thus be able to enjoy the many terraces and gardens that cascade down the building's southern façade without being disturbed by noise pollution.
This residence does more than blend into the Jardin Exotique. Its design takes advantage of the natural terrain and exceptional panoramas to offer residents unprecedented views of the Mediterranean. The materials subtly reflect light and create dynamic plays of shadow and transparency.
The suspended terraces and gardens extend the cliff and botanical garden, respecting local biodiversity and offering relaxation areas in perfect harmony with nature. Each apartment benefits from an optimised orientation for sunlight, while glass and natural stone façades visually extend the interior space outwards.
L'Exotique (also called "Plein Sud") is an exceptional residential complex. With its specific design and architecture, it is now one of the most emblematic buildings in the Principality.
Carved into the cliffside and designed to blend into the Mediterranean landscape, it was built on the site of the former greenhouses of the Jardin Exotique.
The building was designed by the architect Rudy Ricciotti, who has already designed the MUCEM in Marseille. As for interior design, it was entrusted to François Champsaur, a Parisian designer who specialized in luxury hotels and object design.
This luxury real estate project is intended to be at the heart of the Monegasque territory. Everything has been done to respond to a logic of soft mobility and daily accessibility. Particular attention has been paid to traffic management and the development of access roads to the Principality. The residence is linked to the city center by a tunnel and has direct pedestrian access to the Jardin Exotique.
L’Exotique optimises every square metre: its vertical construction, verdant terraces, and underground parking provide a practical and elegant setting while respecting the environment and residents’ comfort. Electric vehicle charging stations, internal pedestrian and cycling paths, and carefully designed communal spaces complete this sustainable approach.
Durability and elegance are ensured through the selected materials, emphasising energy efficiency and acoustic comfort. L’Exotique represents a contemporary and responsible approach to urban planning, where refinement transcends appearances to encompass quality of life and residents’ daily experience. What else?
In 2022, Monaco’s property market remains one of a kind. The average price per square metre reached €50,982, placing the Principality among the most sought-after and expensive locations in the world. In this context, prestige properties such as the 66 apartments of L’Exotique find buyers extremely quickly, often before construction is completed. This highlights the scarcity of available properties and the strong demand for homes offering prosperity, comfort, and breathtaking views. Thus, L’Exotique represents the perfect balance between bold architecture and a secure investment for international buyers.
L’Exotique is part of a broader movement reshaping the Principality. In recent years, iconic projects have altered Monaco’s landscape:
- Tour Odéon: 170 metres, with one of the world’s most prestigious penthouses.
- Testimonio II: luxury residences and an extension of the International School of Monaco.
- Mareterra: an under-construction neighbourhood entirely built on the sea, showcasing Monegasque expertise in pushing territorial limits.
The Principality draws global wealth thanks to three major advantages:
- Exceptional tax framework: no wealth tax or property tax, simplified transactions.
- Safety and stability: a sovereign state with an extremely low crime rate.
- Unique lifestyle: Mediterranean climate, prestigious events (Grand Prix, Yacht Show) , proximity to the French Riviera.
Whether interested in new or older properties, demand remains strong. Recent developments, like L’Exotique, appeal with their construction quality and exceptional living environment. Older properties retain their charm through iconic addresses and generous spaces.
Monaco also stands out for its cultural and sporting environment: museums, concerts, nautical facilities, and international events contribute to the long-term value of real estate. Owning a home on the Rock is more than an investment: it is adopting a unique lifestyle where comfort, prestige, and security are part of everyday life.
The building is equipped with state-of-the-art facilities and services. It has 8 floors, 66 apartments, 4 commercial premises, an adjoining office building, 1,819 parking spaces on 15 underground levels, as well as a police station and a tourist office.
To enhance residents' daily lives, it also features an indoor pool, steam room, sauna, gym, 24/7 concierge service and luxury stores.
Large, light-filled spaces open onto lush gardens and terraces, offering spectacular unobstructed views of the Mediterranean and the Rock.
In total, the work will have cost no less than €150 million. The Exotique was inaugurated on June 30, 2022.
