A full scale project: the Testimonio 2 is almost the equal in terms of complexity of the very famous seafront extension which is currently being built in Monaco. Its site, located on the last large plot of available building land in the Principality between Avenue Princesse Grace and Boulevard d’Italie, presents a technical and technological challenge for the builders. It’s a narrow, very steep plot, with tiny holds on the ground, a complex geotechnics... a real headache even for the very famous Monegasque engineers.
After a public competition in 2013, the project was allotted to the Marzocco group associated with Vinci Productions. The partners hand picked an elite team comprising the Monegasque architect Alexandre Giraldi, the architecture firm Arquitectonica and the interior designer Laura Sessa. It’s a true dream team for a real estate project worthy of the monegasque legend.
Begun in 2017, the work will be completed in 2024.
The Testimonio II will stand on a 150,000 m2 fully landscaped area. Many green spaces are planned on the communal spaces in addition to patios, terraces, courtyards, a promenade and gardens. Talking about estates, once completed, the complex will offer a total of 336 public housing apartments, 54 private apartments, 5 very high standard villas and the International School of Monaco. The highlight will be the two towers with a height of 90 and 100 meters (25 and 30 floors) that will overlook the whole. The buildings have been conceived in a very contemporary style with gigantic windows and smooth, futuristic shapes. The complex already has its name: the Bay House. Quite sexy, in fact… but that's not all.
While the public housing lots will relieve the pressure on a residential market where demand is high, the private apartments and villas will offer extremely rare services in the Principality. The very luxurious villas, with an area ranging between 1400 and 2500 m2, will each have their own garden-terrace and a private swimming pool. The residents of Bay House will benefit from high-end facilities and attractive services such as a spa, a fitness center, a crèche and meeting rooms. All of this in addition to the International School of Monaco which will move to the premises once the work is completed.
Exceptional, even for Monaco, is an adjective that will stick to the skin of Testimonio II, a project where every detail has been thought out to offer a unique living environment to those wishing to rent a flat in Monaco or invest in a prestigious residence.
