What is the Bay House development?
In Monaco, about a third of the Larvotto district has been reclaimed from the sea through the construction of offshore platforms. The same process has been used to build the Grimaldi Forum and the Japanese Garden.
In this context, Bay House is a development project in partnership with the Marzocco Group and VINCI Immobilier on the last remaining building plot in Monaco. Bay House is the name given to the private residential part of the Testimonio II project, whose construction has been decided by the Monegasque government.
The Larvotto neighborhood is one of the most expensive in Monaco. The average price per square meter is thought to be 65,500 €. This luxurious residence has 54 apartments and 5 villas for sale.
The surface area of each apartment varies from 250 to 1000 m². Residents will be able to enjoy three to six bedrooms, large reception areas, while enjoying breathtaking views of the Mediterranean Sea.
The villas will have from 1400 to 2500 m² of space. Each villa will have a garden terrace on the roof and a private swimming pool, which are exceptionally rare properties here.

Bay House is the result of a collaboration between the firm Arquitectonica, the Monegasque architect Alexandre Giraldi and the interior designer Laura Sessa.
Arquitectonica is an internationally renowned firm which has been based in Miami since 1977. It is one of the world leaders in the field of luxury seaside residential developments.
With an inevitable contemporary and avant-garde touch, the architects know how to offer originality and standing to a residential development and make it a long-lasting part of the landscape. Even better, the interiors are luxurious, sustainable and have an innovative design.
For example, complete work has been done to let in as much natural light as possible. Large windows and balconies along the southern facade allow the apartments to be fully illuminated.
