The Schuylkill building

Schuylkill to get a new look

1 November 2023 - 1 min

An emblematic building, visible from every corner of Monaco, the Schuylkill is about to undergo a major facelift. Erected in the 1960s, this skyscraper was the first to be designed within the Principality. Located at 19 avenue de Suisse, the Schuylkill is a 25-floor building, with 18 floors above ground and 7 underground. Its charm is now dated, which is why it needs to be refreshed and given a much-needed facelift. The entire structure will require a total investment of 170 million.

A promising future

The construction of the Schuylkill promises to be lavish. It is due to begin on March 7, 2024, unless otherwise indicated. The renovation work has been entrusted to the prestigious English firm Zaha Hadid Architects for the design and Monegasque François Lallemand for the construction. The project involves in-depth changes, with a building that will now be exclusively reserved for housing. After construction, the Schuylkill will feature 142 apartments, including 26 studios, 49 two-bedrooms, 37 three-bedrooms, 24 four-bedrooms, 2 five-bedrooms, 1 five-bedroom duplex and 1 six-bedroom duplex.

For the exterior, the redesign will be grandiose, as George Morsan reveals for the Gazette de Monaco: " It is planned to completely renovate the building envelope and modify the volumetry of the building by destroying and rebuilding the last three levels. The inside of the tower will be completely redeveloped. A clubhouse and fitness-spa area will be integrated into the project, but intended for use by the building's residents [which] will be adapted for people with reduced mobility and connected to the thalasso-thermal loop." Regarding the connecting system, "a basement 8 would be created in the existing basement right-of-way for the technical part".

A completely redesigned exterior

The entire exterior structure of the Schuylkill will be profoundly redesigned. The facades as a whole will be modernized without fundamentally altering the building's original architecture. As a consequence, the balconies will be curved, offering a larger surface area. Finally, green areas will be incorporated into the project to green the future of the Schuylkill. Delivery is scheduled for 2028.
